With spring here and summer soon approaching, most people are making plans to enjoy the warm weather that will soon be here. One place that you may want to consider is Putnam Valley.

The small town is located in the Hudson Highlands, less than an hour from midtown Manhattan by car or train. Its signature feature is the series of lakes located throughout the community which provide breathtaking views and inviting outdoor activities. Local residents often refer to Putnam Valley as the "Town of Lakes". The most notable is Lake Oscawana, which is the largest and the only one that allows motor boats in the area.

The vast amount of open space in Putnam Valley is well worth a drive just over the Westchester County border. The town offers scenic winding roads, lakes, ponds, flowing brooks and dense amount of trees Realtor Justine Cummings from Houlihan Lawrence says, “The area offers a unique lifestyle experience of peace and tranquility as you watch the the migration of birds, the birth of the new fawns, the fox running across your lawns. It’s a different world here.”

The local town park is also great for tennis, skateboarding, bicycling, hiking, playgrounds, baseball fields and other community events at the Pavillion. Nearby, Fahnestock State Park features its own lake with fishing, row boats and campsites adding to its appeal.

Many of the homes in Putnam Valley were summer cottages that sprang up around the lakes and are set farther apart. Over the years many have been transformed to year round homes and expanded to include a more active lifestyle. The expansion has led to many unique contemporary styles of splits, ranches and colonials. Most of these homes have lake rights and the use of nearby beaches. The natural beauty of trees, flowers on lots with rolling hills and views make this community very picturesque.

One of these unique properties currently on the market is a pond home with an open floor plan featuring a gourmet kitchen and over 3,000 square feet of living located at 1 Sunrise Drive in Putnam Valley. This home is currently being offered for sale at a price of $499,000.

Its homes like this that have peaked the interest of many visitors from the New York City market particularly Manhattan and Brooklyn. Most of the potential buyers are looking for a weekend getaway or a second home to relax in. The hustle and bustle of the city life is very stressful. Putnam Valley is the perfect place to decompress and recharge their energy levels. They really love the peace and quiet the area offers.

Currently in Putnam Valley there are 138 Single Family homes available for sale with 25 Under Contract and 20 Sales this year. Most of these homes are very reasonably priced and very affordable compared to the surrounding towns and communities. As the weather gets warmer and with the recovery of the second homes market picking up, Putnam Valley is gaining momentum. Many of its prime lake properties have started receiving multiple offers and bids.
